Article on home renovation risk by Jonathan Drane I Jumped In the Deep End! Many people jump in the deep end too early, when it comes to renovations. Remember the time when you could not swim, and how daunting the deep end was? It took time, courage and patience to firstly learn to float, and then to swim out over the deep part of the pool. Renovation is a bit like that also. Too many people think that they can swim the deep end from day one. Then they find that their swimming skills are so elementary, that it is like wearing floaties! Remember that it takes years for people who are actually in the building industry to learn the ropes, and still they make mistakes! Jumpers It doesn't take long for a 'deep end jumper' to get out of their depth. They will do things like:

Dream Short Circuits & Ego Trippers In my interaction with renovators, the dream of the beautiful new home renovation almost short circuits the renovator's mind. All they can see is an image of their new creation. The actual process of achieving it is far more complex, and needs to be understood! Another factor is 'ego', the idea that many hold, is that it is 'only a renovation' and 'I can do all this myself' or 'I have seen other people do a renovation and there is nothing to it'. The process can be far harder than one imagines, and can be likened to child birth. |

Birth By Caesarian With all births there is conception and then delivery. The baby is beautiful but delivery is painful. With renovation it is more intense, and is like 'birth by caesarian section'! In order to understand renovation, you need to respect the part that not only conception plays, but also delivery. If you ignore this, it is like birthing your baby without a mid-wife or obstetrician! Conception Conception can be fun, however it happens in a second and then you have to live with the end result for a long time. Conceiving your new home starts with a dream in your mind. When you relay that dream to a designer or architect, then conception occurs in that instant! It is important therefore, like all family planning to prepare for conception. This can be done by spending a lot of time on what you should do before conception, and that is to research and plan. Natural Delivery If you research and plan first, and then conceive your project, you will find delivery will follow naturally and not so painfully as by caesarian section. You will also find that when you jump in, the deep end will not be so deep after all! If you are already in a bind with this, then here are some ideas*: - re-trace your steps and ask "when did I jump in first" -try to halt the process long enough (be careful if you have committed contracts*) to allow some breathing space -understand the correct steps in the delivery process first - this should include planning then cost planning then design brief then appointing an appropriate architect -understand the separation of roles in a project, into four separate functions, performed by four separate people; design, administration, building and leading.
